Watauga incorporated in 1958 and was built out almost entirely within a couple of decades after that, so the city's housing stock skews older and more uniform in age than a lot of its mid-cities neighbors — mostly 1960s and '70s slab construction along and around Denton Highway. That concentration of similarly-aged foundations means we see a lot of the same wear patterns repeating across the city: original construction now sixty-plus years old, sitting on the same expansive clay that's been cycling under it the whole time.
Big Fossil Creek runs through Watauga on its way toward the Trinity River, and Fossil Creek Park follows the creek through a meaningful stretch of the city. Properties closer to the creek and its floodplain deal with different drainage and soil-saturation patterns after heavy rain than the higher ground elsewhere in the city, which we check for specifically rather than assuming a flat citywide soil-moisture profile.
