Not every settled slab problem is a structural foundation problem. Driveways, sidewalks, garage floor slabs, and patios are poured separately from the home's structural foundation, and they settle on their own as the same expansive clay soil underneath shifts with the seasons β often years before or completely independent of any foundation movement inside the house.
We use two lifting methods depending on the slab and the situation. Traditional mudjacking pumps a cement-and-soil slurry underneath the settled slab, filling voids and raising it back toward grade; it's a proven approach but the slurry adds real weight and takes time to fully cure. Polyurethane foam injection uses a lightweight expanding foam that cures in about 15 minutes and adds far less load to the soil below, which makes it a better fit for softer or already-saturated ground. We recommend based on the slab, the soil, and what's causing the settlement, not a single default method.
A sunken walkway or driveway apron next to the house isn't just a trip hazard β it can also direct rainwater back toward the foundation instead of away from it, turning a cosmetic flatwork problem into a contributor to the kind of uneven moisture exposure that drives structural settlement. When we see that during an inspection, we flag it alongside our drainage and French drain recommendations rather than treating the two as unrelated.
Mudjacking and foam lifting are not a substitute for structural pier work. If elevation surveys show the home's actual foundation has settled, that calls for piers, not slab lifting under the flatwork around it β we're upfront about which situation you're actually looking at before recommending either.
